Amazon Has Already Picked Its HQ2 Location, According to This Theory. Here's Where It Is Evidence is mounting that Amazon could select Northern Virginia â" and specifically, a site near Dulles International Airport â" as the location of its next headquarters, dubbed HQ2. Amazon has quietly been expanding its presence near the proposed site, which spans 26 acres of largely undeveloped land on the border of Loudoun and Fairfax counties. The company just located a new headquarters for its rapidly growing cloud service, Amazon Web Services, less than three miles from the site. Also nearby â" within a 10-minute drive â" is a sprawling, 44-acre plot of land where Amazon is planning to build a massive, 600,000-square-foot data center campus. To be sure, the site makes logistical sense: itâs adjacent to Dulles International Airport and steps from an under-construction Metro station that will provide a straight shot to Washington, DC, and nearby suburbs. But most importantly, and perhaps lesser-known, is that the site is at the center of the so-called âbullseye of Americaâs internet,â also known as Data Center Alley, where more than 70% of the worldâs internet traffic flows daily. Amazon is quietly expanding in the âbullseyeâ of the internet Amazonâs cloud-computing business, Amazon Web Services, is powered by a physical network of data centers â" or buildings that house servers and other IT equipment â" across the world. The heart of that network lies in Northern Virginia, in an area that has become known as Data Center Alley for its high concentration of data centers belonging to Amazon, Google, Microsoft, Oracle, and others. Itâs estimated that more than 70% of the worldâs internet traffic flows through Data Center Alley, and a huge share of that goes directly through Amazonâs data centers. In his book âTubes: A Journey to the Center of the Internet,â Andrew Blum calls the area âthe bullseye of Americaâs Internet.â Near the center of this bullseye is the proposed HQ2 site. Amazon has roughly 30 data centers within a 15-minute drive of the site, in cities including Ashburn, Sterling, Chantilly, Manassas, and Haymarket â" and itâs rapidly building even more centers. One of Amazonâs latest proposals is a data-center campus on 44 acres of undeveloped land located a couple miles south of the proposed HQ2 site. By building its headquarters in this area, Amazon could physically tap into its data-center network, bringing more efficiency and reliability to the internet connection at its headquarters. âThe internet doesnât make itself,â Blum writes in his book. âIt is built on connections between networks agreed on with a handshake and consummated with the plugging in of a yellow fiber-optic cable. Technically, those connections could happen across any distance. But itâs more efficient to do it directly, plugging my box into your box, in an exponentially repeating pattern.â Another advantage of this fiber-optic paradise? The cost of power is cheap â" and Amazon will need a lot of power for an eight-million-square-foot campus. âCompared to the rest of the Mid-Atlantic region, commercial electricity rates in the Northern Virginia market are among the lowest,â according to cloud-consulting firm datacenterHawk. In addition to building data centers in the area, Amazon is also moving corporate offices there. It recently selected a spot in Herndon, just three miles from the proposed HQ2 site, for its new Amazon Web Services headquarters. Amazon did not immediately respond to Business Insiderâs request for comment on this story. Amazon would have a blank canvass for HQ2 Virginiaâs Fairfax and Loudoun counties worked with developers to propose the HQ2 site, which currently houses a few buildings belonging to the the non-profit Center for Innovative Technology (CIT). Aside from the CIT buildings, the site is undeveloped. That means Amazon would have a blank canvas â" something few other urban areas can offer â" for the eye-popping eight million square feet of office space that it has said it needs for its second headquarters. Adjacent to the 26-acre site is a giant rock quarry, which, conveniently for Amazon, is being developed into a 5.5-million-square-foot mixed-use project called The Hub. The Hub will house 3.5 million square feet of office space, 400,000 square feet of retail space, 1,265 residential units, and 350 hotel rooms. The developers behind The Hub â" a collaboration between Open Realty Advisors and Rebees, called Open-Rebees â" were involved in the HQ2 bid. Construction hasnât started on it yet, so itâs likely that Amazon would have some say in the building plans if it chooses to locate its headquarters there. Mark Masinter, managing director of Open Realty, told the Washington Business Journal in a recent interview that he was hopeful The Hub would land HQ2 as tenants. âObviously any developer on this continent that has the opportunity to land HQ2, any community and state that has the opportunity to land HQ2, theyâre just incredibly fortunate,â Masinter said. The 5-Step Approach To A Successful Job Search - Work It Daily For most people, landing a great job doesnât just happen overnight. You have to work at it - you have to be patient, but proactive. Hereâs my 5-step approach to a successful job search: 1. Determine your goals priorities. What do you want to achieve in your life AND career? What kinds of jobs will allow you to achieve those goals? 2. Analyze your options. Research companies of interest and create a company bucket list. What companies can you see yourself working for? Once youâve created your company bucket list, set up informational interviews with employees from those companies to learn more about the culture, hiring process, and anything else youâre curious about. Also, do a little research on salary. Would you need to take a pay cut if you were to take a job at your dream company? Once you gather those numbers, determine your âwalk away rate.â What is the absolute lowest amount of money youâre willing to accept without having to eat Ramen noodles every day? If the company canât at least offer you that number, then you know itâs not worth pursuing. 3. Recognize your strengths. Determine the problem you solve. Weâre all fixers - what do YOU fix? Make a list of your previous accomplishments, hard and soft skills, and unique selling points (what do you offer that other candidates canât?) Highlight your strengths - If youâve worked at the same company for 15 years, showcase your longevity at the company, emphasize your extensive experience/skills in the area you worked in. 4. Establish your brand. Now that you know what you want and what you offer, itâs time to brand yourself. Remember, everyone has a brand, but itâs up to you on how much you want to control it (brand or BE branded!). Here are some things you can do to establish a bomb-ass brand: Create a unique branding statement that showcases your unique selling points. Update your job search materials (resume, cover letter, LinkedIn profile, etc) with appropriate content and keywords. Build an online brand (update social media profiles regularly, create an industry-specific blog, etc). 5. Demonstrate your value. Show employers that youâll be a valuable asset to the company, donât just tell them. You can do this by⦠Sharing accomplishment stories Quantifying your accomplishments Demonstrating how you can solve their problem Showing enthusiasm for both the job AND the company Make sure you figure out the âpain pointsâ of the company and show them how you can alleviate those problems.
